I am very happy with your professionalism and efforts in achieving a surprising outcome at last night’s ‘in-room’s’ auction of my Federation home. The house attracted keen interest from a well-informed market, which resulted in a healthy attendance at the auction (four interested parties) and a sale price in excess of the reserve by $40,000. All this was achieved within a month from the time I decided to sell the property!
Thank you for going beyond your normal call of duty by having extended open-for-inspection sessions on three successive weekends. This was an opportunistic initiative, which brought in people who were inspecting neighbouring properties listed by other agents. Around 200 groups came through and 9 contracts were issued during the standard four-week marketing campaign. Your follow-ups after the inspections were thorough, which gave me the assurance that no prospective buyer gets left out.
I was impressed with your negotiation skills at the initial sales presentation. Putting a property up for sale is a financial risk for the vendor, because one stands to lose around $5,000.00 (or more) if the best offer fails to reach realistic expectations. Having a negotiable set of terms for the charging of services, which suited my requirements and budget.
